Cash-flow rate is the share of active listings whose projected short-term-rental income, after a 20% operating-cost estimate, covers an estimated interest-only investor mortgage payment (20% down at a single assumed investor rate held constant across every market, plus each listing's reported monthly taxes, insurance and HOA). Figures are medians across active for-sale listings as of August 2026 and refresh weekly. These are estimates, not a guarantee of income, value or loan approval, and short-term-rental income is a comparable-based projection rather than a per-property appraisal.

Reading the numbers
What does “cash-flow rate” mean?
It's the share of active for-sale listings in that metro whose projected short-term-rental income, after a 20% operating-cost estimate, would cover an estimated investor mortgage payment. A 70% cash-flow rate means roughly 7 in 10 listings there clear that bar on our assumptions — not that any specific home will. Across the 200 metros we track, the median is 52.5%.
Is the rental income long-term rent or short-term rental?
Short-term rental (Airbnb/Vrbo-style) projected gross revenue, modeled from comparable listings. It is not long-term lease rent. The two can differ substantially in the same market, and short-term rentals are restricted or banned in some cities and HOAs — always check local rules.
Which markets are included?
The 200 largest metros, by number of listings with rental estimates, inside the 47 states we're licensed to lend in. A metro needs at least 150 listings with a rental estimate before we'll publish figures for it, so thin markets are left out rather than shown with unreliable numbers.
How current is this?
Figures are as of August 2026 and refresh weekly — we re-run them against our listings database every Monday.

Yes — every market listed is in one of the 47 states we're licensed in (we don't lend in New York, Utah or West Virginia). Program availability can still vary by property type and loan size, so it's worth a quick conversation before you write an offer.
